FHA 203K Loan

The FHA 203K loan allows you to borrow money for home improvement and home ownership in one loan. The loan is guaranteed by the FHA, which can help keep your interest rate low. If you want to buy or refinance a home that needs work, an FHA 203K loan may help. Sometimes referred to as a 'rehab' or 'fixer' loan, FHA 203K provides funding for the home purchase as well as any improvements projects. Instead of getting two loans, you bundle everything together.

Fannie Mae Homestyle Loan

The Homestyle Renovation mortgage, similar to the FHA 203K loan, permits borrowers to include financing for home improvements in a purchase or refinance transaction of an existing home. HomeStyle Renovation mortgage provides a convenient way for borrowers to make renovations, repairs, or improvements totaling up to 50 percent of the as-completed appraised value of the property with a first mortgage, rather than a second mortgage, home equity line of credit, or other, more costly financing method. Eligible borrowers include individual home buyers, investors, nonprofit organizations, and local government agencies.
